Welcome to our highly desired neighborhood known as Hatchery Hill. 
Condo Management Associates is our property management company for the sixty townhomes that make up the Hatchery Hill Townhome Association or HH1.
Our sister association, HH2, which comprises of the sixty 3-story garden style condominiums is also managed by Condo Management Associates.
Our association leases out the Landmark property clubhouse, pool and gym for the homeowners’ convenience.

All persons using the pool or pool area do so at their OWN RISK and responsibility. The management does not assume responsibility for any accidents or injury in connections with such risk. THERE IS NO LIFEGUARD ON DUTY.
  • All persons using the pool or pool area must be 16 years of age or older unless accompanied by an adult.
  • The pool is for Hatchery Hill residents. All guests must be accompanied by a Hatchery Hill resident and have permission from The Landmark management.
  • No ALCOHOLIC BEVERAGES of any kind are allowed in the pool or pool area.
  • Glass is not allowed in the pool area.
  • Animals/pets are not allowed in the pool area.
  • Loud music, running, pushing, wrestling or any behavior causing undue disturbance or threat to safety will not be allowed.
  • The Landmark Management reserves the right to deny use of the pool to anyone at anytime. These rules may be revised or additional rules established at any time.
  • The pool may be closed at any time due to operational difficulties, inclement weather or rules not being complied with.
Board Meetings
Our monthly board meetings are held on the fourth Thursday of each month at 5:30 at the clubhouse. We encourage you to be involved in your neighborhood through volunteering for the board, committees or attending social events.
Please report maintenance concerns around your home or anywhere on the property by accessing our online maintenance request form at www.hatcheryhill.com, or by calling Jan Byrne. Also, please indicate if this is an emergency request upon calling. Non-emergency request will receive a response by the next business day.  Office hours are 9am to 5pm Monday through Friday.

Frequently Asked Questions
Your Condo Fees
Every Unit Owner is responsible for prompt payment  of maintenance fees, assessments, fines, or other charges authorized by  the Association.  Monthly condominium fees in the amount of $270.00 are due by the first of each month.  Such fees are delinquent if not paid by the 5th of the month. 

Deck Repair
The association is responsible for repair of deck floor if it is a safety issue. It will be the opinion of the condo management company's representative to determine if replacement of deck floorboards is necessary. If condo owners want their deck floorboards replaced for cosmetic reasons they must contact the condo management company. These boards may be replaced at the owner’s expense. Also, owners are allowed to use a clear stain to protect their deck boards further.

Exterior Light Bulb Replacement
The Association has a supply of light bulbs stored on the property to replace burned out front porch and side & back building lights. If you see that a bulb needs changing, please submit an Online Repair Request via the Hatchery Hill website and it will be done for you, or a light bulb can be dropped off for you to do it yourself. Be sure to note your preference on the form.
Landscaping Changes
Landscaping the HH property was carefully designed to be esthetic and well balanced, with continuity along each street.  Any replacement of bushes, shrubs, or trees will be done by our current landscaping company.  We do not want owners replacing any of these on their own, as it may not be harmonious with the overall plan.  If you have a specific suggestion in mind, please submit the idea via maintenance request. If you would like to plant flowers, that may be done by the unit owner provided it adds to the general beauty of the properties.

Indoor Maintenance Issues
Unless damage is caused by outdoor occurrences, condo owners are responsible for repairing and cleaning all appliances, fireplaces, vents, windows, drywall and plumbing.
Dryer Vent Cleaning
This is the responsibility of the homeowner to have his or her dryer vent cleaned and is generally recommended every two years. Failing to do so could result in a fire hazard. Our condo management company is able to help arrange this service and will work to get quotes for a multi-unit discount. If you would like to have your dryer vent cleaned, please submit an Online Repair Request.
Fireplace Cleaning and Servicing
Your fireplace should be cleaned each spring to ensure proper igniting. Please make sure to turn off the gas valve before cleaning. Owners can save about $10 off their monthly gas bill by shutting it off when not in use. Please refer to the Heatilator instructions for basic use.

Window Replacement
Windows are not covered by the association.

Mailing and Packages
Every condo has its own lockbox in a commercial mailbox located near one of the driveway entrances. Condo owners are responsible for the mailbox keys that came with the condo purchase. If you happen to lose it, it is your responsibility to contact the USPS to acquire a new key. A new key takes a few days.
There is a mail slot at both boxes for regular mail drop off. For larger packages please drop them off at the Post Office located inside the Hatchery Hill Hallmark store or the UPS Store located south on Fish Hatchery.

Garbage and Recycling
  • Trash collection is done each Monday between 7-9 a.m. and recycling is collected biweekly around the same time. On the week that you put out your recycle bin, make sure to leave 4'-5' of distance between the bins.
  • Christmas trees are to be taken out the front door to the curb for pre-posted pick-up days. Check Fitchburg's city website for those dates.
  • Recycling is mandatory.  Please refer to the City of Fitchburg website for recycling guide lines.
Street Parking
Between November 15 and March 15, no person may park, stop or leave standing any vehicle between the hours of 1:00 a.m. and 7:00 a.m. on the even-numbered side of the street on odd-numbered calendar days, and on the odd-numbered side of the street on even-numbered calendar days except streets which prohibit parking at all times on one side of the street.
Placement and Use of Grills
Fitchburg city code requires that all gas and charcoal grills not be used or stored on the decks or front porches. When in use, move them away from the buildings approximately 10 feet. See Fitchburg's Fire Code Letter.
Washing Your Car
Please remember that the faucets in each of our garages are the primary faucets for use by each homeowner. The exterior building water faucets are to be used for the maintenance of buildings and grounds only.  Please use earth-friendly detergents whenever possible since all drainage water ends up in our ponds.
